A little help: Can you identify this mystery record?

Earlier this week, I got an email from a reader/listener looking to identify this mystery record. I quote:

“I was out shopping for records while visiting my uncle in Toronto, and I found this unlabeled record. The other side is just a B with the same font and coloring.) I was finally able to give it a listen a couple of days ago, and I couldn’t identify any of the songs on Shazam, the words under the A are “whos 76. Would you have any info about this album, or who the original artist could be?”

He also provided this rip of the songs on the album.

Any ideas?
